Date: The Transportation Division has reviewed the materials provided with the subject application. The recommended findings and conditions outlined below are provided for your use in preparing the land-use decision. General Findinl!:: Approval of this proposal would allow construction of a 2,100 square-foot building , with seven emp10yeelcustomer parking spaces & paved exterior storage for rental cars on a 26,426 square feet site at the northwest comer of Main Street and 44th Street. This would include the removal of all existing buildings, but will use existing curb cuts. TransDortation System ImDacts Findinl!:: 44th Street abutting the development site is a 30-foot wide, two-lane local street within a 50-foot wide right of way. The street is improved with asphalt paving, curb/gutter, sidewalks ~ and street lighting. Traffic volume on 44th Street is less than 1,000 vehicles per day. Findinl!:: Main Street is a 65-foot wide; four-lane major arterial street within a 80-foot wide right of way. The street is improved with asphalt paving, curblgutter, on-street bicycle lanes, J sidewalks and street Iightmg, which support multi-modal travel. Traffic volume on Main Street is approximately 23,000 vehicles per day. Site Access and Circulation Findinl!:: Installation of driveways on a street increases the number of traffic conflict points. According to SDC Table 4.2-4, this distance must be a minimum of75 feet. Recommended Condition: Remove the existing driveway along 44th Street that is nearesv Main Street <not shown on the Site Plan), replacing it with curb/gutter and sidewalk as per the Standard Construction Sp., ci ations manual. WI Finding: As conditioned below ingress-egress points will be planned to facilitate traffic and pedestrian safety, avoid congestion and to minimize curb cuts on public streets as specified in ~ SDC Sections 4.2, 4.6, 5.15, & 5.17, applicable zoning and or overlay district Sections, and applicable refinement plans.
