Subject: RE: 2833 N 20th Partition
Mr. Helfrich: The Development Review Committee meeting ~or the partition application is next week (Sept. 16),
after which time the various City departments will submit their comments on the proposal. The public comment
period for the application ends on Sept. 17. Staff will review the comments from adjacent landowners, City
departments and outside agencies, and prepare a staff report and decision on the application. The City's
objective is to issue a staff report and decision on land use applications within 60-75 days of receiving the
complete application (the statutory requirement is within 120 days). Because the partition application was
received on August 27, you can expect a decision to be issued before the end of October. Although the proposed
partition is among several land division applications being reviewed concurrently, ideally the decision will be
issued even sooner than Day 60. The tentative partition approval is usually subject to conditions that must be .
satisfied before the final plat can be recorded.
One item that has been noted: the Lane County Sanitarian stated that sufficient replacement drainfield capacity
must be demonstrated for the septic system, and adequate drainfield setbacks must be provided from the
proposed property line. A site evaluation also has to be conducted on the proposed Parcel 1 to ensure it can
accommodate a septic system, I forwarded these comments to Jim McLaughlin for his review. If you have any
further questions please contact me by email or call 726-3784. Thanks
Sincerely,
Andy Limbird

Andy,
I had a couple of questions regarding the partition of2833 N. 20th. I know the application was
recently submitted and a letter was sent to local residents for comment. What kind of time frame
is typical to get a partition approved after submission? Was there any problems or anything
lacking with our application that would slow things up. Is there anything I can do to help speed
up the process?
I understand the process can take time but I am trying to provide answers to our builder and
mortgage broker who is handling our [mances. Any information you can provide would help
greatly.
