Jim: Upon review of the adjusted property lines on the sketch plan you sent, it has been determined by staff that the
adjusted partition diagram substantially conforms to the approved tentative plan. Instead of planting the two street
trees on Parcell only, they can be separated between the two parcel frontages as generally'depicted on the sketch
plan. In lieu of planting the street trees to meet the approval condition, the City can accept a cash deposit for one or
both street trees ($250 per tree). If possible, it is suggested that the property owner plants.a tree on Parcel 2 prior to
seeking occupancy of the house currently under construction. Then only one street tree deposit would be required for
Parcell.
I have provided some edits from Planning and the City Surveyor's office on the draft deed restrictions. Please review
