Re: Public Utility Easements for Property at 2833 20th Street (Map 17-03-24-00, TL 500)
SUB Electric has requested a 10-foot wide utility easement along the south and east boundary
of the site to facilitate routing of new underground electrical service. The new easement is
intended to replace existing utility easements proposed for vacation. As depicted on the
applicant's tentative partition plan (see attached), and in acc.ordance with C.ondition 13 of the
partition tentative approval for the subject property issued December 23, 2008 (Case SUB2008-
00039), a 10-foot wide Utility Easement is to be recorded along the south and east boundary.of
Parcel 1 and the east boundary of Parcel 2. In the event the applicant fails t.o rec.ord the utility
easement prior to or concurrent with the partition plat, the City would not sign-off on the final plat
document and land division would not be effected. If the partition approval lapses, it is the City's
understanding that this would not affect utility service to the existing residential dwelling being
constructed on the property.
I trust this addresses SUB's concerns about vacating existing utility easements on the property
