cars, pick-ups, RV's and motorcycles at 4105 Main Street: Map 17-02-32-32, Tax Lot
2900. This property is located on the south side of Main Street at the corner of
South 41st Street.

PRELIMINARY SITE PLAN APPROVAL subject to:
1. Requirements under Site Plan Review Criteria of Approval.
WHAT NEEDS TO BE DONE TO OBTAIN FINAL SITE PLAN APPROVAL?

from South 41st Street and therefore shall be closed and replaced with standard
curb and gutter (Ref. SDC 31.040). However, because the building location
creates an awkward maneuvering condition in the front yard, the driveway may
remain if it is identified and used as right turn exit only.
2. Signing of an Improvement Agreement for full improvement of South 41st Street.
3. Signing of a Development Agreement. This agreement will be prepared by staff
upon approval of your Final Site Plan.
These items must be completed prior to issuance of an occupancy permit.
ADDITIONAL COMMENTS
In addition to the Development Code standards above, development of the site as
proposed will be subject to the following requirements:

1. A five foot landscape strip is required along all street frontages and where the
property abuts residential property. In recognition of the existing
circumstances, this requirement will be delayed until and unless: a) South 41st
Street is fully improved; and, b) the solid fence along the south property line
is removed. The requirement to install landscaping in the event of either
occurrence will be included in the Development Agreement.
2. Any plants in the northwest corner of the property that present a vision
clearance problem must be replaced with low growing plants. EXCEPTION: trees
whos lowest limbs are 8 feet or more above grade.
3. It is not c I ear whether the paved area outs i de the fence is to be used for
display, customer parking, or both. Four customer parking places must be
striped and provided on-site.

APPEAL
If you wish to appeal this Type I Site Plan Review decision, you must dO so within 10
days of the date of this letter. Your appeal must be in accordance with Springfield
Development COde, Article IS, APPEALS.
