SPRINGFIELD CITY OF SPRINGFIELD Office of Community & Economic Development CERTIFIED LETTER 8 June 1987 Florence Breedon 3879 Langston Eugene, Oregon 97402 ~ SUBJECT: Courtesy Inspection #870354 performed at 4976 Main Street, Spring- field, Oregon. Today, at the request of your tenant, Nona Sanders, this office performed a Courtesy Inspection at the Subject Address. This inspection revealed the following violations of the CIty Housing Code; 1. The tenant, Ms. Sanders, reports receIVIng electrical shocks from the electric cook stove and other appliances. Grounding on the electric service and outlets and appliances must by checked by a state-licensed electrician. If ungrounded or improperly grounded, the service, appliances and other outlets must be grounded as required by the State Electrical Specialty Code. 2. Comfort heating sources are not provided. Every habitable room must be provided with a comfort heating source capable of maintaining a room temperature of 68 degrees F. at point 3 feet above the floor. 3. The shower concrete base leaks as evidenced by stains and loose floor tile surrounding the shower. In addition, the shower wall covering, particularly the wall covering surrounding the shower faucets, does not appear to be water resistant. A shower enclosure and base capable of containing shower water must be installed. 4. The east exterior wall is not connected to the concrete foundation due to deterioration of lower wall sections. Deteriorated wall sections must be replaced. The lower wall plate must be anchored to the slab in an approved manner. 5. Both exterior doors have large gaps between the doors and their jambs. The doors must be rehung to eliminate gaps in order to provide weather protection for occupants. The installation of weath- erstripping and thresholds is recommended. 6. Roof leaks are evident at the southeast corner of the living/dining room. The leaking roof area(s) must be located and repaired. 225 North 5th Street . Springfield; Oregon 97477 . 503/726-3753 . . Building and electrical permits are required for the above repairs and mus t be obtained at this office by no later than Jtme 23, 1987. As the building is currently tmOccupied, a schedule for the completion of the required repairs can be arranged with this office .when permits are ob~ed. The building must not be occupied prior to the canpletion of the above repairs. and the issuance of a certificate. of occupancy by this office.
