OR 97478 Subject: Site Plan Review results for City Journal Number 87-08-107~19 Mai~ Street. Assessor's Map 17-02-32-42 Tax Lot 2000 ~M ~ Dear Mr. Vinje: This letter will summarize the results of the Development Review Committee's review of your site plan submittal. The following standards need to be incoroorated into your Final Site Plan drawing and suhmitted to the Planning & Development Department: 1. A 135 watt Lnw pressure SOdium (LPS) street light needs to be installed on the existing power pole on Main Street. This light needs to be installed on a 16 foot mast arm. Contact Dave Brown in the Transportation Division at 726-3753 for additional information concerning street.lightS. 2. Your plan as submitted does not address storm or sanitary sewer connections. This information needs to be provided. 3. Your olan indicates gravel parKing to the south of the lot. The Springfield Development Code requires all travel lanes and parking to be paved. 4. If .the curb cut .on Main Street nearest to the east property line remains there will need to be a paved travel way installed so that cars do not drive over gravel. If you do not intend to use thi S curo cut and pave the site the curb cut needs to be closed with extruded curb. 5. The sidewalks and driveway flairs on your plan are shown on private property. the Final Site Plan when submitted needs to show these located in the pUblic right-of-way. 6. The flowering plum trees as indicated on your site plan are not a tree that the City allows in the public right-of-way for street trees_ These trees tend to create a maintenance problem. There is a large list of permitted street trees which have been approved which is attached to this letter for your review. 7. The mughl pine if used for landscaping need to he located no closer than 30 feet from the street intersection or from your curh cuts as .they create a vision clearance prOblem as they mature. 225 North 5th Street . The landscaping needs to be provided with a permanent irrigation system unless you can submit a letter from a landscape architect or nursery person who will verify that the type of plants you are installing will have a 90% survival rate over 5 years without an irri9ation system. 9. The size of plants at their time of installation needs to be included as part of your final site plan. 10. It appea-rs by the si ze of the office that it may be a modular unit. If this is the case please contact Lorne Pleger of the Building Safety Division to review modular requirements .for commercial businesses. 11. The application you submitted was unsigned and did not include a coPy of a deed to show ownerShip. Please include a coPy of your deed as part of your Final Site Plan submittal. You can sign the application when you come into the office to complete these processes. Once you submit a Final Site Plan whith includes the changes discussed above a Development Agreement will be prepared for your signature.
