The purpose of the inspection was to determine the suitability of the building for the proposed use as indicated, Based on proposed occupancy, the existing conditions that are mentioned below do not meet the minimum Building Safety Code requirements. Corrective measures must be taken prior to occupancy to install, repair, replace or modify the following items in order for the building to conform to applicable safety codes: Buildin2 A handrail is required for the interior stairs located by the paint mixing area. Handrails shall be placed not less than 30" nor more than 38" above the nosings of the stair treads, The ends of the handrail shall return to a post or walL The upper storage area,requires installation of a guardrail not less than 42 inches in height. The open space between the intermediate rails or ornamental pattern of guardrails shall be constructed so that a sphere 12 inches in diameter cannot pass through. Electrical Ground fault circuit interrupter protection (GFCI) is required for receptacle outlets located in the bathroom and garage area. Broken or missing cover plates were noted on electrical outlets, switches and/or junction boxes and shall be replaced. . . . . "I." All electrical wiring shall be maintained in a safe condition. Several loose wiring connections to the light fixtures on top of the spray booth were noted and shall be repaired, , Paint mixing rooms are Class I hazardous locations and are required to be wired according to ART.516&500 of the National Electrical Code. All wiring in areas of this type shall be explosion-proof, Mechanical Ducts conveying explosive or flammable vapors or fumes shall terminate not less than thirty feet from property line, two feet above roof and ten feet above surrounding grade. Ventilation duct at South side of the building shall terminate above carport roof a minimum of two feet. Fir" n""artment Mechanical ventilation shall be kept in operation at all times while spraying operations are being conducted and for a sufficient time thereafter to allow vapors from drying coated articles and finishing material residue to be exhausted. Spraying equipment shall be interlocked with the ventilation of the spraying and such that the spraying operations cannot be conducted unless the ventilation system is in operation, UFC 45.206 The intended use of the building falls under an H-4 occupancy which requires an automatic fue-extinguishing system when the floor area exceeds 3,000 sq, ft, The building is over 3,000 sq. ft. and a complete sprinkler system is required to be provided with a one-hour fire resistive separation wall at the building center line between the paint and welding areas. UFC 1O.507(F)2 Sprinkler valve shall be secured in an open position, Installation of a pressure gauge on the existing sprinkler riser is required. Flammable or combustible liquid storage and mixing rooms shall be classified as an H-3 occupancy. All H-3 occupancies shall include an automatic fire extinguishing system, ventilation, approved electrical fixtures, explosion control and spill and drainage control. UFC 79.203 UFC 79.805 The above items are requirements for the existing structure only. Other items such as parking, paving, site improvements, sidewalks, etc" have not been addressed as part of this inspection and may be required.
