Ritzdorf 115 Conest09a Way Eugene, OR 97401 ~ SUBJECT: 4489 Main Street, Springfield, Oregon Lane County Assessors Map #17033242, Tax Lot #00400 Dear Mr. Ritzdorf: In February of 1984, you received a Notice and Order for the abatement of substandard and/or unsafe conditions that exist at the structure located at the above referenced address. (copy attached) This notification provided you with two options for the abatement of the substandard conditions: 1) Secure the proper permits and rebuild the structure in compliance with the provisions of the Springfield Structural Specialty Code or 2) Demolish the structure, including the complete removal of all debris. The 'option you selected was to secure the required permits and rebuild the structure. Section 303(d), of the Springfield Building Code Administrative Code, states that if the building or work authorized by such permit is not commenced within 180 days from the date of such permit, or if the bUilding or work authorized by such permit is suspended or abandoned after the work is commenced for a period of 180 days, the permit sha 11 expi re by Ii mi tat i on and become null and voi d. The permi t"s that you obtained in July of 1984 for the reconstruction of the structure have subsequently expired. Our records indicate that the only requested inspections performed at the site were conducted prior to the placing of concrete for the sidewalk and driveway approach. A recent inspection of the property revealed that the substandard and/or unsafe conditions which were identified in the original Notice and Order still exist. Consequently, you failure to complete the required repairs and/or maintain valid permits, compels the City to obtain abatement of the substandard conditions through the demolition of the structure. 225 North 5th Street . Springfield, Oregon 97477 · 503/726-3753 '/ .,... ~ . . 4489 Main Street December 2, 1985 Page 2 The demolition of the structure must commence within thirty (30) days from the date of this letter (January 2, 1986) and must be completed within sixty (60) days (February 2, 1986). Completion means that the property must be inspected and approved by appropriate representatives of the Buildin9 Safety Division. Permits to demolish the structure can be obtained at the Springfield Office of Community and Economic Development, 225 North 5th Street, Springfield, Oregon. If you do not take corrective action within the time frame outlined above, the City will seek compliance with the Building Safety Codes through legal recourse which may include Municipal Court proceedings or the City may proceed to eliminate the hazard and charge the costs thereof against the property or its owner.
