Type I Site Plan requesting approval to convert a former furniture store to a church. The location of the property is 4404 Main Street, Assessor's Map 17-02-32-31, Tax Lot 1000. The property is zoned Community Commercial (CC); the property is in Area 2 of the East Main Refinement Plan and is designated Community Commercial. ACTION - PRELIMINARY SITE PLAN APPROVAL. VHAT NEEDS TO BE DONE TO OBTAIN FINAL SITE PLAN APPROVAL? 1. A Final Site Plan dravn to scale is required vi thin 90 days of the date of this letter. The plan must be revised to conform vith the folloving information: a. There are only three parking spaces for this use on the property. According to building records, there is 1294 square feet in the assembly area (at 1 space per 100 square feet = 13 parking spaces); there is 2146 square feet of area in the remainder of the building (at 1 space for each 200 square feet = 11 spaces. A total of 24 parking spaces are needed. Agreements for 21 spaces are needed. 'A joint use parking agreement shall be prepared vhich includes the operating hours of the church and the business vhere the parking viII be shared, the number of spaces provided, the duration of the agreement and any maintenance provisions. The agreement shall be signed by the business ovner and a representative of the church. The folloving statement viII be required: See attached parking agreement(s). b. One street tree, at least 2" in caliper, must be shovn in the existing planter strip. c. The folloving statement viII be required: No on-street parking viII be permitted along North 44th Street. 2. Joint use parking agreement(s). 3. A signed Development Agreement. This agreement viII be prepared by staff upon approval of your Final Site Plan. r . .
