The recommended findings and conditions outlined below are provided for your use in preparing the land-use decision. General FindinQ:: The 22.37 acre site is located at on the east end of Pierce Parkway north of Marcola Road. The original site plan was reviewed under DRC 2004-00005 and modified in DRC2007-00026. This application proposes to add structures, and affect jparking structures and lighting. The structures to be added are a 70 foot radio tower and small radio equipment building near the southwest corner of the site (no occupants) as well as a 12,300 foot two story addition to the north end of the existing BLM warehouse. This addition has a roof area of approximately 6,250 square feet, replacing the same area of asphalt parking. The first floor is primarily for light storage and a conference room. The second floor is open office space. Expected occupancy is 45 persons. Site Access and Circulation I FindinQ:.: Site access is provided via the main gate entry to Pierce Parkway. No changes to existing approved site access points are proposed. Transportation Facilities and Impacts / FindinQ:: As covered in the transportatiqn review of DRC 2004-00005, the ITE Trip Generation Manual, 7'h Edition contains insufficient data on which to base a trip generation estimate. The accepted TIA completed by Group MacKenzie in October of 2006 estimated a BLM/USFS trip generation rate ofO.25'trips per employee (weekday PM peak hour) and a military reserve personnel trip generation of 0.39 trips per employee weekday PM peak hour). As the building addition to will be added to the existing BLM warehouse, the BLM/USFS trip generation rate will be utilized in calculating additional trips by the new office/warehouse addition as follows: . Weekday PM Peak Hour Trip Ends = 0.25 trips/employee x 45 employees = 12 trips I FindinQ:: Based on the submitted traffic analysis, existing transportation facilities are adequate to accommodate the additional volume of traffic generated by the proposed development.
