K & A Engineering, Inc. provided structural engineering services to develop the design of the primary structural
framing and foundation system for the single-family residence constructed at the subject project site.
The project was permitted by the City of Springfield (permit COM2004-00652) and was documented to have
passed the final building inspection on 6/30/2005,
Subsequent to completing the construction of the home and after moving in, the owner, John Baumann,
completed construction of floors and walls of portions of the unfinished areas of the home for the purpose of
creating three new bedrooms and two bathrooms,
K & A Engineering, Inc. inspected the construction of the structural systems for the additional rooms and
bathrooms which included floor joists; floor sheathing; and connections of the joists to interior and exterior load-
bearing partitions, concrete stem walls, and footings, We made our inspection in August 2008 at the request of
the owner,
The structural systems constructed to support the additional rooms and bathrooms were constructed in a
manner that met the applicable building codes in force at that time including
the 2005 Oregon Residential Structural Specialty Code,

K& A Engineering, Inc. provided structural engineering services to develop the design of the primary structural
framing and foundation system for the single-family residence constructed at the subject project site,
The project was permitted by the City of Springfield (permit COM2004-00652) and was documented to have
passed the final building inspection on 6/30/2005.
Subsequent to completing the construction of the home and after moving in, the owner, John Baumann,
completed interior finishes of two unfinished areas of the home. This work included finishing three bedrooms
and two bathrooms, All the principle structural framing including floor joists, windows, and exterior walls were
already in place prior to the finishing of these originally unfinished areas.
The interior finishes of these two areas included:
/" PI~mbing, Plumbing was done in compliance with building codes by the owner. ,
. Solar radiant floor heating. PEX tubing was extended from the existing system to the newly finished
area,. No other mechanical changes were -made, This work was done by the owner.
. Electrical. Four additional circuits were added including !vio GSCI circuits for the bathrooms. Smoke
alarms and exhaust fans were installed in compliance with local building codes. All electrical work was
done b}'119se.GorjJoration;-GGB54431 in compliance with local building codes.
The cost for all of the additional interior finish work was $27,000.
