Subject: Complaint regarding housing conditions at 5272 Main
Springfield, Oregon.

Dear Mr. Hodges
Th.:.s office responded to information we received regard:ir1g alleged
substandard or deteriorated conditions in housing accommodations or
related structures at the above address. Our investigation revealed items
which do not meet minimum City Housing Code requirements and must be
corrected, They consist of the followLig:

1. Ceii~~g plas~er or gypsum board is lOGse anc/or separai:ing from "the
supporting structure in some rooms creating a potential for collapse of
the ceiling material. The loose material must be replaced or properly
secured to the ceDing structure to prevent potential injury to the
building occupants.
Damage to the ceiling appears to be the result of moisture infiltration
from the roof or walls: ,Corrective measures must be taken to prevent
further moisture damage to the ceiling materials.
.0::. Exterior wall surfaces are inadequately pro~ected from pot.ennal.
deterioratic,n by the weather. Application of adequate paint coatings or
other appropriate protection is required.
'Section 206 of the Springfield Building Safety ,Code Administrative Code
stipulates, in part, that it is unlawful for any person to use or occupy
. . ': any building,structure or building service equipment or cause or permit
the 'same to be done in violation of the City Building Safety Codes. . Any
person found to be in violation shall be subject to a fine of not less
',than $50 nor more than $1,000 or imprisonment for a term not exceeding 100
days or both such fine and iniprisonment. Each day such violation
conUnoes' shall constitute a separate offense.

A building permit must be obtained from this oUlce if the .:eiling is
replaced with either gypsum board or new lath and plaster,
The required corrections shall be completed with appropriate inspection
approvals from this office within thirty (30) days from the date of this
notice. In the event you do not comply with these requirements within the
specified time limit, legal action may be taken to obtain compliance.
Your anticipated courtesy and cooperation is appreciated. Please direct
all inquiries to the Springfield Building Safety Division at 726-3759.
