Dear Mr. Robbins: At the request of your tenant, the Springfield Building Safety Division conducted an inspection of the property located at the above address. The inspection revealed items which do not meet the minimum City Housing Code requirements and must be corrected. They consist of the following: Structural 1. An appro,'ed smoke detector shall be installed in corridors or other areas pro,-iding access to rooms used for sleeping purposes. Electrical 2. The following conditions represent potential hazards in the electrical system which compromise I1re and life safety and shall be corrected promptly: A. The baseboard heater thermostats must he certil1ed by an approved testing lab fOl' use with the manufactured heaters that have been installed. B. Cable clamps are missing on the wire cables entering the baseboard heaters, senice panel, range receptacle, and other locations where newer cable has been installed. C. The range receptacle shall be properly secured to the wall. D. The exposed electrical wiring susceptible to physical damage in the attic areas shaH be protected in an approved manner. E. Wiring in the attic and underlloor areas shall be adequately secuI'ed to the structure every fOllr and one-half feet to minimize the potential ('or accidental damage. \) " Curtis Robbins Page 2 . . F. Light flA1ures shall be adequately secured to the structure. G. An approved range appliance cable shall be installed on the range. H. The clothes dryer shall have a separate 30 AMP receptacle on a dedicated circuit. Plumbing 3. The building plumbing system is defective as evidenced by missing or damaged flA1ures, fittings and/or piping and must be restored to proper operating condition. 4. The laundry standpipe is not properly trapped. All flA1ure drains shall be provided with traps, or the drain shall be properly capped, to prevent the discharge of sewer gases into the building. 5. An exterior plumbing vent terminates inside the attic creating the potential for the escape of sewer gases to the building interior. Sewer vents shall terminate outside the building. Building permits must be obtained for the above items which involve repairs or modifications to the structural, electrical, plumbing or mechanical systems of the building and for any additions or revisions you wish to make to the building. Electrical installations, alterations or modifications shall conform to present Electrical Specialty Safety Code requirements. Please note that installation or repair of electrical systems on property which is intended for lease, sale or rent must be done by an electrical contractor who is licensed by the State of Oregon.
