A Street Springfield, OR 97478 SUBJECT: Occupancy Inspection at 5120 Main Street, Springfield, Oregon, for proposed use as a pre-school/day care facility Dear Mr. & Mrs. Steinke: At your request, the Springfield Building Safety Division conducted an inspection of the building(s) at ,the above address. The purpose of the inspection was to determine the suitability of the building(s) for the proposed use as indicated. Based on the proposed occupancy, the existing conditions which are mentioned below do not meet the minimum Building Safety Code requirements. Corrective measures must be taken prior to occupancy to install, repair, replace or modify the follo\\ing items in order for the-lluilding to conform to applicable safety codes. The requirements listed are based on a maximum occupant load of 15. STRUCTURAL 1. Two exits a minimum of 36" in \\idth will be needed. Each exit \,i11 open in the direction of exit travel, and be openabJe from the inside \\ithout the use of a key or any special knowledge or effort. 2. Landings at exit doors shall extend a minimium of 44" in the direction of exit travel. 3. Stairs haling more than two (2) risers require handrails on both sides of the stain\'ay. Handrails shall be placed not less than 34" nor more than 38" abo\'e the line of nosings of the treads and shall be continuous the full length of the stairs. Ends shall be returned to the wall or terminate at a post. Open stair railings shall have intermediate rails not greater than 6" apart. The handgrip portion of the rail shall be not less than 1112" nor more than 2" in cross-section or the shape shall provide an equivalent gripping surface. A minimum clearance of not less than 1112" shall be pro\'ided between the handrail and the wall. 4. One 5 lb. ABC fire extinguisher \\i11 be required. . . Ralph & Ruth Steinke Page 2 PLUMBING 6. Hot water heaters are not permitted in spaces where the access to that space is obtained through a room used for sleeping purposes. 7. Fuel burning appliances installed in a confined space shall be provided with a minimum of 200 square inches of net free outside air openings. 8. Toilets in public restrooms shall be provided with open front toilet seats. ELECTRICAL 9. The existing electrical wiring needs to be replaced with metal raceway or metal cable for the proposed occupancy. 10. Unused electrical switches and receptacles need to replaced with blank plates. The above items are requirements for the existing structure only. Other items such as parking, paving, site improvements, sidewalks, etc., have not been addressed as part of this inspection, and may be required. Please contact the PlanQing Division of this office regarding any necessary improvements to the site. Building permits must be obtained for the above items which involve repairs or modifi~tions to the structural, electrical, plumbing or mechanical systems of the building and for any additions or revisions you wish to make to the building.
