5. Prior to approval of the Final Plat, the applicant shall obtain necessary City
permits and install the sanitary sewer V-connection at a location. satisfactory to
the City Engineer.

6. Prior to approval of the Final Plat, the applicant shall adjust the location and
dimensions of the private sewer easement benefiting Parcel 2. .

7. The private sewer easement against Parcel 1 and benefiting Pa'rcel2 shall be
recorded prior to or concurrently with the Final Plat.
Theprivate sewer easement is created as part of the Declaration contained on
the Final Plat, copy included. "
8. Prior to or concurrent with the recording of the Final Plat, the applicant shall
record a deed restriction against Parcel 1 , advising that the existing dwelling has
a deficient rear yard setback of 9.67 feet, where 10 feet is the rriinimum required
setback in accordance with SDC 3.2-215.
A note has been placed on the Final Plat that reads as follows: Be advised that
the existing dwelling on Parcel 1, has a deficient rear yard setback of 9. 67 feet,
.where 10 feet is the minimum required setback in accordance with SDC 3.2-215.

9. Prior to issuance of Final Occupancy for a dwelling on Parcel 2,jat least two
paved off-street parking spaces shall be developed on site.
This condition will be met at the time a building permit is applied for on parcel 2.
10. The applicant shall provide and maintain adequate vision clearance triangles at
the corners of the site driveways in accordance with SDC 4.2-1 ~O.
This condition requires no action to be taken regarding the filing' of the Final
Partition Plat..
11.A maximum of one driveway will be permitted to serve the futurJ dwelling on
Parcel 2. The location of the driveway shall be consistent with either of the two
