The driveway to serve Parcel 2 shall be sited such that existing street trees are not a4versely impacted. In the
event the driveway installation results in removal of a street tree, it shall be replacediat another location along
the affected street frontage. "
Prior to approval of the Final Plat, the applicant shall provide written confirmation of on_site septic system
decommissi9ning from the Lane County Sanitarian. ..
Prior to approval of the Final Plat, the applicant shall submit a revised private utility p,lan for the sanitary sewer
Y -connection, such that the point of connection is outside the public street right-of-way. The adjusted location
shall be reviewed and approved by the City Engineer and shown on ,subsequent Building Permit plans.
Prior to approval of the Final Plat, the applicant shall obtain necessary City permits and install the sanitary
sewer Y -connection at a location satisfactory to the City Engineer.

Prior to or concurrent with recording of the Final Plat, the applicant shall record, a deed restriction against
Parcel I advising that the existing dwelling has a deficient rear yard setback of 9.67 feet, where I 0 feet is the

10. The applicant shall provide and maintain adequate vision clearance triangles at the corners of the site driveways
in accordance with SDC 4.2-130.
11. A maximum of one driveway will be permitted to serve the future dwelling on Parcel 2. The location of tlie
driveway shall be consistent with either of the two options depicted on the tentative partition plan.
