In particular, at this time, I support the overlay on the southern portion of the PeaceHealth property. My reasoning for support of this planning designation is that I believe' it will lend a more viable commercial and residential area in the long run. It will benefit the Game Farm Neighbors area by implementing design standards for commercial land. This will improve the overall liveability of the Game Farm area by addressing traffic issues and community cohesiveness. An attractive and viable development plan will go a ways toward compensation of the Game Farm neighborhood for the great increase in population, traffic and decreased attractiveness of our properties since the boom in development interests in our home area. I have been educating myself by having participated in Springfield citizen planning committees that addressed the idea of nodal development in our neighborhood. I believe nodal development to be a tremendous strategy for long-term, far-reaching good planning that ultimately will be beneficial to the Game Farm Neighbors area. I sincerely believe that the long term residents of the area should have the advantage of city planning that demonstrates foresight at this point in time. Springfield's commitment to nodal development is very encouraging and I am fully behind the concept. Please let me know if I can help in the process. Please add my support to the written record for the public hearing.
