Roxi e Cue 11 ar, acting as agent in your behalf, the Springfield Building Safety Oivision conducted an occupancy inspection of the residential structure located at 5940 Main Street, Springfield, Oregon. The purpose of the inspection was to determine the suitability of the building for use as commercial offices. The above proposed use of the structure will categorize it as a B-2 occupancy. The following items must be installed, repaired, modified, or replaced in order to conform to applicable codes for that occupancy. City Zoning Ordinance Provide a minimum of four off street paved parking spaces, with a mintmum of five feet landscaped buffer between the parking and the adjacent residential property. A site plan showing parking and landscaping should be submitted to this office for review and approval by the Development Coordination Review Board. Structural Soecialty Code and Fire and Life Safety Code 1. The elevation of the floor or landing on both sides of the exterior doorways must be no more than half an inch below the level of the threshold. Modify existing doorways to meet this requirement. 2. Locks on exit doors must allow the doors to be opened from the inside without the use of a key or any special knowledge or effort. Revise the existing double keyed locks to comply with this requirement. 3. All glazed panels in doors and within twelve inches of doors must be of a safety glazing material, identified by a label attached thereto. Gutters and downspouts which will drain away from the building are recommended to alleviate this problem. 2. The existing chimney was constructed for the use of oil or gas fired appliances only. It is unsafe for use with a woodstove, for which it has apparently been set up. Removal of the .obso1ete chi~ney is recommended. Building permits are required for approval of the door and landing and roof modifications, as well as the electrical and plplng installations. The required permits and inspections can be obtained from this office. Please note that the electrical work must be done by an electrical contractor, licensed in Oregon for such work.
