Dear Mr. Donner:
This letter is in response to your letter dated November 23,
1989 asking for verification of zoning on property under ~~~ri',
ownership.
The property located at 5925 Main Street is currently zoned Low
Density Residential. The Metropolitan Area General Plan desig~,'
nates this property as Medium Density Residential.

I can offer you the following history on the zoning of this
property which I obtained from the City records.
1. The property was rezoned on December 20, 1982 from RL (Low
Density Residential) to RP (Residential Professional).
2. In May of 1986 the zoning districts were revised with the
adoption of the Springfield Development Code and at that
time RP zoning was eliminated as a zoning district. All
properties which had been zoned RP reverted by ordinance
to their original zoning. In the case of this property
Low Density Residential zoning applies.
3. Properties which had legally established residential-pro-
fessional offices are now considered pre-existing non-
conforming uses. These offices are permitted to remain
in accordance with Article 5 of the Springfield Develop-
ment Code (enclosed).
4. Properties which were zoned RP and had not developed as
such prior to May, 1986 also had their zoning revert back
to it's original zoning and may not develop as residential-
professional uses unless they conform with the new regulations.
5. In order to establish a residential-professional under the
standards adopted in the Springfield Development Code in
May, 1986 the property would have to meet the Special Use
Standards addressed in Article 16 (enclosed). Your property
does not qualify as it is not located within 100' of a
commercially zoned or designated property.

Plan designations could be revised as part of a refinement
plan which would incorporate your property. There is no
anticipated starting date for a refinement plan in your area.
The City is currently working on refinement plans in the
Centennial/Mohawk and Gateway areas.
7. Because your property is designated Medium Density Residential
on the Metropolitan Area General Plan at this time it is
possible for you to request a zone change from Low Dens.:\.ty
to Medium Density Residential. Unfortunatly, the Medium
Density Residential zoning district would not permit the
construction of a new office as you desire.
If you are interested in rezoning your property to Medium Density
Residential please contact this office and the appropriate infor-
mation will be sent to you.
If you have additional information regarding this property or
its zoning please contact the Development Services Department
