3. CONDITIONS. The Applic:ant qua, to fulUll an apee1fic c.onditions of
approval required by the City listed in RECITALS prior to occ:upaACY, unle5~ certain
conditions have been deferred to a I.ter date in ac:c:ordan~e vith Goction 31.040(4)(b)
of the Springfield Development CO~8.
4. MODIFICATIONS. The applieant egrelUl not to UlOdify the approved Pin..1 Sito
Plan vithout first notifying the City. Modifications to t~e Final Site Plan shall be
r.evi.ved in accordanee "'ith Section 31,100 of the Springfield Development Code.
5. HAINTAININ~ THE USE. The'applicant agrees to the following.
(8) The buildini and slte shall be maintained in aeellYllanee vi th the
provisions of the Sprinltield Development Code in order to continue the use.
(b) It shall be the continuing obligation of the property OVnQr to
maintain the planting required by Section 31.140 of the SpriniUeH Development Code
in an ettractive manner frea of ",..edB e.nd other invadinc vegetation. In addition,
plantiniS 1n the vision clearance area shall be trimmed to meet the 2 1/2 foot heigbt
standard in accordance vith Seetion 32.070 of the Springfield Davalopmant Code.
