Development Issues Meeting Process
The purpose of a Development Issues Meeting is to give an applicant the opportunity to discuss
his/her development proposal with the development review staff of the City, The discussion can
be general or specific, depending on the details provided with the application. A Development
Issues Meeting provides information to an applicant related to the current development
, conditions and standards of the City, The Development Issues Meeting is not a land use decision
and does not confer any development rights, establish any conditions, or bind the applicant or
the City to any course of action, The meeting conveys the status of known development

DESCRIPTION OF PROPOSAL FOR DEVELOPMENT ISSUES MEETING
Tax Lot 508, Map 18-02-03.33
The proposed development is a subdivision of 3 acres into as many as 14 lots. The property currently
contains a single family dwelling that has access by a driveway that extends from the East end of
Montclaire Lane,
The development is proposed in two phases. The first phase would be a two lot pa'rtition to create a
parcel that would include the existing dwelling. This parcel would include parcel 2 as shown on the plan
but may also include all or parts of Lots 1, 3, 4 and S.
After completion of the partition, the remaining land would be divided by subdivision into lots for single
family residential development.
Average lot size including the lot with the existing dwelling would be approximately 7865 square feet.
Average lot size excluding the dwelling parcel No.2 would be approximately 6009 square feet.
Approximately 0,47 acres would be dedicated for streets.
DEVELOPMENT QUESTIONS
1. If no new lots are created with neither frontage or access on Mt. Vernon Road wouid dedication and
improvement of the Mt. Vernon be required? (The dwelling lot would include Lots 1 through 5 on the
plan and access is from Montclaire Lane)
2. Mt, Vernon Road dead ends at Weyerhaeuser Road at the Northeast corner of the property,
Extension of Mt. Vernon to the East for vehicular use is not practical or probable due to ownership
issues, steep slope constraints and wetlands. If dedication and street widening is required, can
dedication be tapered from 70 feet to 50 feet and street width be tapered form 48 to 32 feet with curb
side sidewalks? This would avoid removal of mature trees and landscaping,
3, When parcel 2 is created in phase one by partition, would dedication or street improvements be
required at that time? Would an easement within the future right of way for Montclaire be adequate to
provide access to the dwelling?
4, Would dedication and street improvements for Mt. Vernon be different for the partition if Lots 2, 3, 4
and possibly 1 were combined as one parcel in the partition?
