The owners of the above multi-family project are having trouble securing financing without fully
completed drawings and suitable pricing, and do not have the resources at the present time to
pay for all the design and engineering to fully com plete all the drawings. lacking this the project
can't move forward.
To make so'me progress, we would like to substitute the submitted building designs for a series
of four triplex units over garages, similar to units we have done in Brentwood Estates, on 30'" in
Springfield, for which construction documents already exist, and pricing is more readily
available. This changes the density by reducing building footprints: and includes minor changes
to parking.
For density purposes, we would presume to be combining the tax lots at this time to achieve
over 10 DUlAC .
Can this be done as a Minor Modification under SDC 5.17 -145? It might seem to be stretching
the Idea of what is or is not "significant", however the general character of the project is very
similar and the building footprints are not enlarging. The Major Modification process and fees
present a problem to the owner at this time. '
If you can approve this under a Minor Modification process, please' Indicate the time required
and the required fees. If It is not possible to approve this as a Minor Modification, can you
respond with a time-line for approval of a Major Modification? "
