holds one single-family residential unit. Approval of this proposal would partition the property,
to create two parcels; the existing residence would remain on Parcel I. .
Transportation System Impacts
, ,Findin{!: Abutting the subject site, South 37th Street is a fully improved 36-foot wide two-lane
,j local street within a 50-foot wide right of way. The street fully improved with,curb, gutter,
sidewalk and low pressure sodium (LPS) street lighting. Average daily traffic,'on South 37th

Site Access and Circulation, '
J Finding: Installation of driveways on a street increases the number of traffic conflict points. The
greater number of conflict points increases the probability of traffic crashes. SDC 32.080(1) (a)
, stipulates that each parcel is entitled to ':an approved access to !! public street.':

Finding: Existing access to the property is via an 18-foot wide drivewayonto South 37th Street
near the northern boundary of the site. The applicant proposes to reconstruct and widen this
7' driveway to 24 feet, and serve both parcels via a.20-foot wide joint-use access 'easement over
, . Parcell. To provide for safe and efficient operation, the width of the proposed driveway and
p""W,i.-. joint~use access easement need to be the same. This can be accomplished either by narrowing
the driveway width or increasing the easement width,

, Finding: As conditioned below ingress-egress points will be planned to facilitate traffic and
pedestrian safety, avoid congestion and to minimize curb cuts on public streets as specified in
SDC Articles 31 and 32, applicable zoning and or overlay district Articles, and applicable
refinement plans. .
