Subject: RE: Subdivision Decision ,
Ms.' Foumal: The Minor Variance is a Type II 'land use application requiring public notification. The applieation
fee is $2,362 plus a 5% tech fee and $155 for postage, A decision is typically issued about 60-75 days after
receiving a complete submittal.
As you noted, the relatively high cost for a minor variance to adjust the building the setback up to 1,5 feet (ie, 3,5
foot setback instead of 5 feet) still may not provide enough room for a usable single garage. Another possible
option might be to construct a second curb cut and driveway at the south side of the existing house, There would
be driveway and paving permits required which can be obtained over-the-counter at City Hall. There should be
sufficient room for at least a single garage while still maintaining appropriate building setbacks, The existing curb
cut and driveway could be scaled back to provide access to the panhandle driveway only, The City's Building and
Public Works Departments (726,3753) can provide information on permit costs for installing a new driveway and
curb cut.

thanks for your voice mail.
We don't want to spend $6k to bring the garage extra' close to the driveway for th panhandle.
What's the cost/process/turn time for the minor variance?
thanks, Laura.

Ms, Foumal: I wanted to clarify the setback requirements for garages and carports, which are considered
Group A Accessory Structures in the Springfield Development Code (ref. Section 4,7-1 05.A.1).
In reviewing the setback requirements for garages and carports, the Development Code requires a 5-foot
side yard setback to the edge of the structure (whether a garage wall or support pillars for a covered
carport), Eaves can encroach up to one foot within this required setback, I trust this addresses your
inquiry, and please contact me or the Planner on Duty (726-3753) if you have additional questions,
I have attached the staff report and decision on the partition tentative plan (Case SUB2006-00064) as
req uested,
Sincerely,
