Coffee Case Number: DRC2008-00063 Dear Lissa, The following is a response to the conditions of approval for the above project. Condition #1: Submit a complete landscape plan showing replanting of southeast Corner, in compliance with SDC 4.2-140 and 4.4-1 05. F. See landscape plan sheet L-l Condition #2: Provide a sanitary sewer line to the covered trash enclosure and ensure that the trash enclosure is hydraulically'isolated See utility plan notes -;-sheet A-5 and trash enclosure details sheet A-4. Condition #3: The existing catch basin shall be retrofitted with a City approved stormwater filter insert and a maintenance agreement put in place to provide for the ongoing maintenance needs ofthefilters. See catch basin note on utility plan sheet A-5 and attached maintenance agreement. Condition #4: Provide a parking analysis for the site showing that further reduction of the substandard number of parking spaces will not atlversely impact access or existing, proposed and surrounding uses. BOX 25 WALTERVILLE, ORE 97489 541-726-8795 - 10] - 110 . , / 16. , 10 Condition #5: The Gateway Street driveway shall be reduced in width to a maximum to a maximum 35 feet Applicant and applicants traffic engineer believe that reducing the existing approach by 4'-5" is an unnecessary expense, a waste of energy, and a detriment to the function of traffic. The applicant is asking that the City of Springfield reconsider imposing this condition. Condition #6: The proposed pedestrian access leading from the Gateway Street sidewalk to the coffee kiosk will be constructed per ADA requirements and along with the patio area, shall be located outside of the public right of way. See revised site plan and ADA notes. Condition #7: Final Site plan shall be designed to provide for the required 70 foot service lane for the drive-up window on the west side of the kiosk. Showing where four vehicles will be able to be accommodated waitingfor the east service window so that vehicles will not block access to parking of drive aisles. Please use shading to show the location of the service lanes. Please provide dimensions for the service lanes (width and length). See site plan sheet A-I Condition #8: Final Site Plan shall show where four vehicles will be able to be accommodated waitingfor the south service window so that vehicles will not block access to parking or drive aisles. See site plan sheet A-I Condition #9: Final Site Plan shall show all proposed on-site pavement markings (arrows etc...). See site plan sheet A-I arrows and notes. Condition #10: Final Site Plan shall show the relocation of the proposed pedestrian path adjacent to the service aisle.
