(j) Will be compatible with and will not adversely affect the livability or
appropriate development of abutting properties and the surrounding
vicinity .
The mobile home has served in the capacity of a caretaker's residence for
many years and with County approval between 1973 and 1978. Testimony was
presented that burglaries are almost eliminated when a person is living on
the premises as a' caretaker. The only negative testimony concerned the
possible use of the vacant service station on the property by the
caretaker. This testimony primarily concerned the presence of heavy
vehicles allegedly being maintained by the resident of the mobile home.
Information presented at the January 10 hearing demonstrated that the
vehicles stored and maintained on the property were owned by the resident
of the mobile home and were not being repaired or stored as a part of a
commercial venture.
(ij) Will not be adversely affected by the development of abutting properties
and the surrounding vicinity.
The property is surrounded by AGT zoned parcels all occupied with
res idences, Traffic on surrounding roads, Mallard Avenue and Pheasant
'B1vd. are not excessively heavy, being about 900 and 1000 trips per day,
respectively, No adverse effects upon the mobile home from the surrounding
vicinity or abutting properties have been identified.
Respectfully Submitted,
