There will be a condition on the parcel which contains the boundary of the subdivision for a deed restriction which describes the new area of the lot and requires itto be sold as one parcel. Two particular items to look at with this proposal are to verify that the two lots which will become smaller in size are not over 15 percent slope which require Hillside Overlay lot sizes (which are minimum 10,000 square feet) and whether the applicant plans any changes to access, which would be reviewed during the PLA process, to verify safety along the curved street.
