Please review the comments and make changes as necessary, then proceed to recording the property line adjustment survey, slope easement, and other documents. On the survey: o The section called "SITE ADDRESSES" under the Curve Data Table should actually be titled "NARRATIVE". o In the first paragraph of this section, at the end ofthe second line it should read "...OWNERS AND IN..." o Also in the first paragraph, third line, "SPRINGFIELD" is spelled wrong. o In the "REFERENCES" section, (R4) should read "...PER EMERALD HEIGHTS ADDITION TO SPRINGFIELD, BOOK...." o Just above the "REFERENCES" the street station should read "LS PC = 124+78.23 (R2)" o At the north end of the line labeled "BASIS OF BEARINGS" the monuments to the east and west shown as "5/8 IR W/ YPc..." monuments are shown differently on the survey referenced (LPPN 97-P0972). The west one should be a 5/8 IR with no cap, and the east one should be a 1/2 IR with no cap. o On the "EMERALD HEIGHTS" label at the right side of the survey, it should read the entire name of the plat. Also, there were no new deeds to be recorded after the PLA is done, but there is this "DECLARATION OF PROPERTY LINE ADJUSTMENT". It is unclear if the surveyor is going to record this in lieu of recording PLA deeds. If the surveyor does have PLA deeds prepared then we should take a look at them too. If the surveyor is going to record this instead of deeds, then the question needs to be asked, "Will the county recorder accept this type of document as an ownership document to be attached to each of the 3 tax lots?". Feel free to copy any of these comments to report to the surveyor, and if any questions come up they can call me or Dennis. He has made the requested edits to the survey and we discussed the "Declaration of Property Line Adjustment", which is a document that is recorded with the plat, being different than the Property Line Adjustment deeds. The deeds will then be recorded by the property owners after the recording of the PLA survey. From the Survey department's view.the survey is acceptable and approval can be given to Aaron to record the Property Line Adjustment. Changed the title from SITE ADDRESSES to NARRATIVE . Changed "an" to "and" . Corrected the spelling of Springfield . Added the complete title for (R4) . Changed (R5) to (R2) . Modified callouts to state what was found, and modified the legend by adding"... unless otherwise noted" to the symbol description . Added the entire title of (R4) on the East side of the map lief! a phone message for you, but will discuss it now. Our office will complete the survey, declaration of property line adjustment and slope easements for both the clients. The clients will be responsible for PLA deeds and recording thereof. With thai, I have attached a pdf of the revised su'rvey for your pre-mylar review. I received no comments in regard to the declaration or the easements, so pending the satisfaction of the survey, our office is prepared to record the survey, declaration and easements.
