The inspection revealed items which do not meet the minimum City Housing Code requirements and must be corrected. They consist ofthe following: Stnwtllrm I. The ceiling height shall be a minimum of 7'6" for at least 50 percent of the existing floor area. All other rooms including kitchens, baths and hallways may have a ceiling height of not less than seven feet measured to the lowest projection from the ceiling. 2. Rooms used for sleeping purposes shall have a secondary means of emergency egress directly to the outside through a door or window having a minimum open able area of 5.7 square feet. The minimum opening dimensions shall measure at least 20 inches horizontally and 22 inches vertically. The height ofthe window sill above the interior floor or landing shall be no greater than 44 inches. 3. Every dwelling unit and guest room shall be provided with heating facilities capable of maintaining a room temperature of 68 degrees Farenheit at a point three feet above the floor in all habitable rooms. 4. Provide approved smoke detectors in each sleeping room and all areas providing access to sleeping rooms and on each 'floor level. Detectors shall receive their primary power from the building wiring system and shall be provided with battery back-up in the event of power failure. All detectors shall be interconnected and installed per manufacturer's instructions. 5. Portions of a room with a sloping ceiling measuring less.than 5 feet 0 inches of a furred ceiling measuring less than 7 feet 0 inches from the finished floor to the finished ceiling shall not be considered as a contributing to the minimum required habitable area for that room. 6. Building permits must be obtained for the above items which involve repairs or modifications to the structural, electrical, plumbing or mechanical systems of the building and for any additions or revisions you wish to make to the building. .. . Please submit plans to this office for the portions of the building you wish to rebuild, replace, modify or expand prior to commencing construction on the property. Your plans will be reviewed for conformance to the applicable requirements, before the required permits will be issued. Electrical The following. items will need to be updated or repaired to comply with the National Electrical Code (NEC). I. Bathroom has no electrical outlet, one GF! type outlet is required. 2. Water heater has wiring with a open splice in line, will need to install ajunction box and rewire to water heater. 3. Garage has open junction boxes and open splices. All junction boxes need to have covers installed and any open splices need to be contained in an enclosed junction box. 4. Open type light fixtures are not allowed in closets. Remove existing fixtures and blank off the openings including the light switches for these lights. 5. The upstairs area is uninhabitable space unless it is modified to the present building code standards. As uninhabitable space the heater and associated wiring will have to be removed. The above items are requirements for the existing structure only. Other items such as parking, paving, site improvements, sidewalks, etc., have not been addressed as part of this inspection, and may be required. Please contact the Planning division of this office regarding any necessary improvements to the site.
