Alternatively, a property line adjustment could be done to remove the encroachment. o All utilities to serve the development site must be placed undefground. . Provide a truck turning template demonstrating that a trash pickup vehicle can maneuver through each side of the site to reach the rear trash enclosures. o There is insufficient width for a two-way driveway at the northeast edge of the building. 'The pedestrian walking surface cannot be counted as part of the required driving surface to meet the 24-foot width requirement in accordance with SDC Table 4.6-1. o At least one covered bicycle parking space is required on the site in accordance with SDC 4.6-155. ' o There are only a limited number of uses that fall under the category of "Warehouse Commercial Sales". A departure from this type of use (ie. bays containing retail, office, eating & drinking establishments, professional services, etc.) will result in higher parking requirements for the site. o If any of the vacant bays on the site are proposed for vehicle ahd equipment service, the applicant must demonstrate conformance with SDC 4.7-115. o The site is within the 10-20 year Time of Travel Zone for the 16th & Q Street well. A Drinking Water Protection Overlay District application will be re:quired with the site plan submittal. " o An approved ODOT access permit will be required with the site,!plan submittal, or will be a condition of approval. o Vegetative stormwater treatment may be required on the site ~o meet water quality guidelines. . The radii shown on the site plan are riot consistent with vehicle', turning templates, and cross the pedestrian sidewalk area at the northwest corner of the building. This sidewalk must be at least 5 feet wide and raised with vertical face curbing to protect against vehicle encroachment. If intended to represent vehicle turning radii, it is unlikely that the depicted turning maneuver could be done with a vertical face curb. . There appears to be no provision for truck turnaround areas to accommodate delivery and trash pickup vehicles. As depicted on the site plan, large trucks would have to back all the way out past the driveway entrance to exit the site', or possibly use vacant parking spaces to execute a turnaround maneuver. .
