A meeting was convened with th~ applicant's project'teamand the adjacent landowner of Tax Lot 200 (who is also participating in the subdivision) to discuss a number ,of technical issues potentially affecting the subdivision design. Of primary concern is the proposed' construction of the east-west public street, with paving to be installed contiguous with the south property line. The possible dedication' of additional street right-of-way within the northeast comer of the adjacent property (Tax Lot 200) also was discussed. ' Items to be Resolved: At the meeting, it was agreed that the following plan revisions and supplementary information would be submitted by the applicant to facilitate the subdivision review. City staff request that all required information is received no later than 5:00 pm on July 6, 2007 to ensure the . . subdivision application remains viable. As discussed at the meeting, the following revisions will be made to the subdivision plan by the applicant's surveyor: . . A one-foot reserve.strip will be added along the southern edge ofthe street right~of-way. . The proposed lot dimensions will be adjusted as necessary to dedicate a31-foot wide right- of-way for the public street connecting South 58th Street to South 57th Street. . The proposed 'right-of-way dedication from Tax Lot 200.will be adjusted as necessary to provide a suitable driving surface and sidewalk/curb connection between the existing and new street, and thereby avoid the requirement for a gate at the eastern edge of the .development area. . The applicant's project engineer will provide the following information: . A series of street cross-sections that demonstrate the proposed paving surface can be accommodated within the 2/3 right-of-way dedication area without encroachment onto the adjacent, non-participating property (Tax Lot 100). . A suitable extruded curb that will temporarily capture drainage from the southern portion of the paved east-west street and convey it to the public stormwater system. . Note: An item that was identified but not discussed at the meeting is a proposed sanitary s.e~er .I?anhole depicted partially within the sidewalk and partially within the street planter strip at the extreme southeastern comer of the development site.
