information is required for re-submittal:
1. Provide current title report with re-submitted tentative subdivision plan (not more
than 30 days old).
2. Provide copy of easement document 2002-013998 with tentative subdivision plan
re-submittal.
3. lndicate required 7' PUE along 41st Place and 42nd Street frontages on the
tentative subdivision plan.
4. An additional PUE will be required for the existing 12" watermain along the 42nd
Street frontage.
5. Private drainage easements will be required to accommodate the drainage swales
and 6" stormwater lines that run across multiple property lines within the site.
6. Show adjacent legal lot line and easement information on tentative subdivision
plan to establish site context.
7. Please show building site envelopes for each proposed parcel with appropriate
front, side and rear yard setbacks.
8. Please show building footprint for existing house including setback dimensions
from proposed property lines.
9. At least 4 street trees will be required along both the 41st Place and 42nd Street
frontages of this development site. The proposed street tree locations and species
shall be indicated on the tentative subdivision plan.
10.Existing trees that are to be removed or to remain shall be labeled accordingly on
the site assessment of existing conditions map.
l1.A separated sidewalk will be required along the 42nd Street frontage, and this
should be indicated on the tentative subdivision plans.
12.Proposed water servicing not shown on tentative plan. All utilities shall be placed
underground and stubbed to the building envelope area of each proposed parcel.

o Proposal does not meet the requirements of the MDR district for at least 10 units
per developable acre unless the City accepts the 30' proposed road right-of-way
dedication. If 30' dedication is not accepted, an application for variance or
modification of provisions will be required.
o Stormwater management plan tentative plan does not match tentative subdivision
plan (ie. proposed 30' ROW dedication not shown).
o Any trees to be retained on site shall be indicated on the tentative subdivision
plan.
o Fences proposed for removal should not be indicated on the tentative subdivision
plan, but shall remain on the site assessment of existing conditions.
o All driveways to serve the existing and proposed dwellings shall be paved.
o The existing driveway that is to be abandoned shall be landscaped and the curb

1. The right-of-way dedication shown as 30 feet on plan sheet 2 does not match the
other sheets. All sheets show something different regarding the existing (or
proposed right-of-way). Some sheets show existing right-of-way, while others
show proposed right-of-way, and the dimensions are different on the sheets.
2. There are several private storm pipes and swales located on-site to serve for
private drainage for the subdivision. Many of these pipes eross proposed property
lines, and swales serve multiple lots. Swales serving more than one lot will need
to be placed in a private easement, and lines crossing property lines will need to
be placed in private easements.
3. The required setbacks to newly proposed property lines for the existing house to
remain have not been shown on the plans.

This is not a decision on your application. Springfield Development Code Sections
3.050(3)-(6) and Oregon Revised Statutes 227.178 require the City take final action on a
limited land use decision within 120 days after the application is deemed complete. The 120-
day processing period for this application begins when all the missing information is
submitted or when you request that the City proceed without the information. You must
indicate by either signing this form or by submitting a written response to the City within
seven days of the date of this form asserting your intentions regarding the provision of the
missing information. If you indicate herein or in your written response that the missing
information will be submitted, then you have 180 days from the date the application was
submitted for Pre-Submittal Review to provide the City with the missing information. If you
refuse to submit the missing information, then upon receipt of the full application packet and
processing fee, the City will deem the application complete for purposes of starting the 120-
day clock and begin processing the application. No new information may be submitted after
the start of the 120-day period unless accompanied by a request for an extension of the
120-day processing time. Upon receipt of a request for extension, the City may extend the
120-day period for a reasonable period of time. The City may also require additional fees if
the new information is submitted after the Notification to Surrounding Property Owners is
sent out and a second notification is required or if the new information substantially affects
the application proposal and additional review is required.
