I don't think I mentioned in my previous email about drainage that my parents property is significantly lower than the sidewalk and street. The.downspouts are not a problem. When there is heavy rainfall, water accumulates under-their house, in the front yard.and in the back field. Dad has contin~ally fought this problem and installed drainage pipes, and a drainage hole in the front yard. The drain pipes installed under the sidewalk are ,higher than their lawn, thus the water in the road would drain onto their property. This has been the problem in the past and the new road is even higher than. the old one. I spoke with our Engineering inspectors and can advise that the drainpipes installed under the sidewalk are intended to carry water from your family's property out to the public stormwater system in the street, hot the other way around. These pipes are commonly referred to as 'weepholes' in the curb. The pipes were installed to accommodate the existing house and possible future development on the property. The pipes have been . pre-installed under the sidewalk, but are not connected to the downspouts of the house - that would be the responsibility of the property owner. If there are c~ncerns about drainage problems on the property, you should see if it's feasible to install underground" drain pipes from the roof downspouts of the house out to the weephole drain pipes. You will probably need.to obtain a City plumbing permit before doing this work. Please contact the City's Building Division at 726-3753 if you have any questions. In accordance with the Development Code, the adjacent property will have to manage all the drainage on the site and prevent runoff from spilling over onto an adjacent property. To achieve this requ~rem?nt, the developer will be grading the site to capture ru~off and direct it into vegetated swales and underground drain pipes. The dra~nage then will be directed into the public stormwater system in South 41st Place and South 42nd Street. If .there are still concerns about drainage .originating from the adjacent property after the development is completed, please contact the City and a site investigation will be conducted.
