Re: Submittal of Final Property Line Adjustment for Relief Nursery, Inc. (SUB2009-00004)
Dear Lissa,
Please find enclosed four (4) copies of the subject survey map for your review and comment.
The following is a list of my response to the conditions of approval dated February 12,2009:
I. The Final Survey shall indicate which property corners were found and which
ones were set.
Monuments are shown and noted whether found or set.
2. Prior to final approval and filing of the Property Line Adjustment, the applicant
shall prepare an Improvement Agreement for S. 42nd Street improvements that
includes curb, gutter, sidewalk, storm and sanitary sewer, and street lighting for
review and concurrent filing.
The City of Springfield made extensive improvements in 2007 including the items
listed, therefore an improvement agreement is not necessary.
3. Prior to final approval and filing of the Property Line Adjustment, the applicant
shall prepare a 7' Public Utility Easement (PUE) fronting S. 42nd Street.
At the time the above mentioned improvements were done, a right-of way
dedication was filed so as all utilities necessary would be in the public right-of
way, therefore a PUE is not needed.
4. Prior to final approval of the Property Line Adjustment, the applicant shall
prepare and record the 40' wide Private Ingress/Egress Easement as shown on

plans and located on Tax Lot 1301 for the benefit of Tax Lot 101.
The easement is actually across Tax Lot 101 for the benefit of Tax Lot 1400, and
has been recorded as Reception Number 2009-008988 on February 23, 2009.
