Below, is the status of the Public Works conditions. Only Item. 2 beiow remains outstanding:
1. Condition: Prior to approval of the Final Plat, the applicant shall exrcute and record an
Improvement Agreementfor S _12"d Street improvements thatmay include curb, gutter, sidewalk,
storm and sanitary sewer, and street lighting.
Mapspring needed to be updated for the recent improvements and asbuilts are being worked on. It has
been determined the street improvements have been completed. so therefore, this condition will not be
necessary.

Although utilities were put in the public right of way, a 7' public utility easement (PUE) will be required
along the street frontage as required by the Springfield Development Code. This is t9 accommodate
future utilities needs.
3. Condition: Prior to approval of the Final Plat, the applicant shall execute and record the 40' wide
Private IngresslEgress Easement as shown on plans and located on TaX Lot 1301 for the benefit of .
Tax Lot 101.
This condition has been met.
