Dear Mr. Orme:
The proposea builaing aaaition is subject to the requirements of a Type I Minimum
Development Stanaara (MDS) Site Plan. This is the simplest of the City's four
varieties of site plans in that the primary objectives of MDS are: 1) public
improvements along frontages; 2) lanascaping; ana, 3) pavea parking ana circulation
areas.

aajacent to Marcola Roaa. If the parking area is abanaonea, the plantea
builaing setback is requirea. However, the aifferent ownerships, the R/R
tracks, ana the loaaing aock pose legitimate' constraints, on the practical
implementation of this requirement. The City woula, accept a compromise
planting of evergreens (fir, ceaar, pine), 6 ~ 8 feet behina the siaewalk, to
affect a partial visual screen.
3. Pavea parking ana circulation - The parking area on WeyCo's property must be
pavea if parking remains, ownership notwithstanaing. The recently amenaea Coae
permits a 3 year aeferral of installation if the cost exceeas $10,000.

The City's objective for requiring pavea parking is to reauce tracking aebris
onto City streets, aust abatement, ana appearance. If you relocate your
employee parking aajacent to or at the terminus of the existing pavea arive,
tracking ana appearance issues will be resolvea. Because this lot is
exclusively for employees, is not visible from the street, ana will have a
lengthy ariveway, a crushea rock base that is perioaically oilea to control
aust will be acceptable.
4. Screening outaoor storage ~ The City aoes not consiaer a process staging area
"out aoor storage". The materials aajacent to the smaller parking lot ao not
neea to be screenea.
