Development Code states that storage buildings may be only as high as the primary structure, This request
is approximately an 19% inaease to the code standards.

The property is located at 2765 Marcola Road (Tax Map 17-D3-25, Tax Lot 105). The lot is located Vooithin
the City limits. Zoning and Metro Plan designation are both Low Density Residential (LOR).
BACKGROUNDI SITE INFORMATION
The height of the residence is 13 feet 4 ind1es, In order to store an R V. on the property, an accessory
structure of at least 15 feet 10 inches '..\oOOld be needed. The proposed R V. storage building is 19% taller
than the residence,

Criteria of Approval for Modification of Provisions (ref Section 11.030 Modification of Provisions of
the Springfield Development Code (SDC).
(1) Modification of Provisions. The Director may adjust any quantitative standard of this Code involving up
to a 20 percent reduction or increase provided that
(a) Locational or dirrensional problems have been identified; and
(b) The proposed adjl..<.~,.e,,~ is the ninim.lln'maxirrum necessary to alleviate the identified
dirrensional or locational problem; and
(c) The following adverse affects on neighboring properties will not occur as a result of this

1.aeates demand for on-street parl<ing;
2.inaeases noise, odor or dust;
3,aeates vision dearance area hazard for pedestrians, bicydist or rrotor driven vehides;
4,enaoaches on solar access; or
5,aeates a hazardous fire prevention or fire suppression situation,

This decision is based on findings in response to these criteria as follows:
(a) Locational or dimensional problems have been identified;
The height of the proposed storage building exceeds the height of the residence by 2 feet and 6
inches, The Development Code states that storage structures on residentially zoned property ITIJSt
be only as tall as the primary structure,

may be as high as the primary structure, provided that the solar access standards of this
Code are met" The storage building INiIl be located over 100 feet from property to the
north, and thus INiIl not encroach on the solar access of neighboring lots,

The setback affects private property only and does not irrpad public safety or public
property.
DECISION
The requested Modification of Provisions is found to be consistent with the criteria of Section 11.030(1) of
the Springfield Development Code and is hereby approved.
