Ms. Petersen: Thank you for providing comments on this application. Your concerns have been forwarded to the
applicant for their consideration, and will be included with'the staff report and decision on this application. You will b~
mailed a copy of the decision when it is issued. The current land use actions (proposed partition and variance) are
intended to determine if a viable, buildable parcel can be created. If so, the next step for the applicant will be
submitting a building plan that meets City and State development and building code requirements. If a corner parcel is
created as proposed, the applicant would have the option of constructing either a single family or duplex dwelling
provided they meet all necessary setbacks, proper driveway placement, off.street parking requirements, etc. It is the
responsibility of the applicant to demonstrate that the building and other improvements (such as a driveway and carport
or garage) will fit on the site. The applicant has indicated that they are having a local architect prepare building plans for
the duplex. with aesthetic details and neighborhood conformity in mind. Please let me know if you have any questions.

Dear Andy,
PLEASE, check with the police department. You'll find the MANY records generated by inhabitants of DUPLEXES in the
neighborhood. WE DO NOT NEED MORE CRIME and "UNDESI~ABLES" IN THIS NEIGHBORHOOD.
Home owners property values will be lowered by another highly visible low-end shacky rental. The ancient house on the
property now is somewhat of an eyesore""and the new unit will no doubt be just as bad"""in keeping with the
established "style" or lack thereof. '
Will the roof ridgeline line be continous",,,as I was told is required by the City to be considered a duplex? Your tentitive
partition does not show an attached rooftine, Without tearing down the existing house will a duplex be possible?
Are the sizes of the newly partitioned lots large enough to each be considered a legal lot? ""one that meets current
code?
If you approve this Application, it WILL set a precedent. Other owners and rental owners without civic pride (AN'o no
aesthetic sense of beauty) , will put a low end shack on their property too.
PLEASE do not approve this. (If you approve it, please require the owners to bring both units into the 21st century
with ATTRACTIVE exterior touches""like stone work, quality siding and roofing and professional quality landscaping),
