The Transportation Division has reviewed the materials provided with the subject application.
The recommended findings and conditions outlined below are provided for your use in preparing
the land-use decision.
General
Finding: The subject property is a 12,825 square foot tract ofland located at the northeast
intersection of G Street and 26th Street (Map 17-03-36-1 I, Tax Lot # 9100). The zoning is low
density residential (LDR). This application has been submitted in conjunction with SUB2009-
00003, which would create a new, undeveloped parcel.
Findin!!: SDC Table 3.2-215 requires LDR sites to have 45 feet ofminirnum frontage on East-
West streets and 60 feet of minimum frontage on North-South streets. The new parcel will have
45 feet offrontage on 26th and 95 feet offrontage on GStreet; the latter exceeds the SDC
standards while the former is in need of a 25% variance.
Findin!!: Abutting the subject site to the south, G Street (a collector) is paved for 32 feet of the
40 feet of right of way.
Findin!!: Abutting the subject site to the west, 26th Street (a local road) is paved 27 feet of the 30
feet of right of way. The entrance to 26th Street from G Street consists of a winged driveway-
type approach, which has a traffic calming affect compared to the more customary curb return
entrance.
Findin!!: The length of 26th Street is approximately 500 feet. Its northern terminus is a dead end.
Findin!!: As conditioned in SUB2009c00003, existing and planned transportation facilities would
be adequate to accommodate additional trips that would be generated by the proposed
development in a safe and efficient manner.
Recommended Conditions: None beyond those presented in SUB2009-00003.
