The recommended findings and conditions outlined below are provided for your use in preparing the land "use decision. General Finding: The subject property is a 23,649 square foot tract of land located at the south west comer of Grand View Vista and Vera Street (Map 17-03-24-31, Tax Lot # 1000-address: 2566 Grand Vista Drive). Approval of this proposal would create two parcels; an existing building (single family residence) is to remain on Parcel 2. Transnortation'Svstem Imnacts j Finding: Abutt:ing the site to the east is Grand Vista Drive, a local street paved for approximately 32 feet of its 50 feet of right of way. Vera Street abuts the site to the north and is paved approximately 32 feet of its 50 feet of right of way. The street is improved with curb/gutter, a street-abutting sidewalk, and HPS street lighting, which is at the northeast (across street) and northwest comers of the property. Average daily traffic along these streets is estimated to be less than 100 vehicle trips per day.' Finding: Based on ITE Land Use Code 210 (Single-Family Detached Housing) full development ofthe one additional parcel with a single-family r~sidential use would generate 10 additional ) vehicle trips per day and one additional peak-hour vehicle trip onto the surrounding street system. In addition, assumed development may generate pedestrian and bicycle trips. According to the "Household" survey done by LCOG in 1994, 12.6 percent of household trips are made by bicycle or walking and 1.8 percent are by transit bus. These trips may have their origins or destinations at a variety of land uses, including this site. . Pedestrian and bicycle trips create the need for sidewalks, pedestrian crossing signals, crosswalks, bicycle parking and bicycle lanes. Finding: Partitioning of the property as proposed would have no significant traffic impacts to the abutting street systems.
