WRITTEN STATEMENT FOR
IRONWOOD ACQUISITIONS, INC. PARTITION
September 9, 2008
The property to be partitioned is located at 694 North 3200 street, Springfield,
Oregon, Tax map 17-02-31-21, Lot 1600. The P"'l^'saJ is to divide the property into
two parcels. Parcell will include the existing single family residence, and will continue
fronting 32nd Street. Parcell will have an area greater 6,000 sq ft, and is located on the
comer of32nd St. and Commercial Ave., and therefore, could be a duplex lot. Parce12
will front Commercial Street. The existing residential structure on Parcell will meet
setback requirements on all four property lines, including a minimum lOft backyard
setback.
The existing residential structure is currently serviced by SUB water and electric,
and City sanitary and storm water. Proposed parcel 2 will be connected to the sanitary
sewer main that runs along the western boundary of the site. Parcel 2 will connect to
water service via the 6" water main that runs along Commercial Ave., on the north side of
the proposed parcel. There is an existing fire hydrant, across commercial Ave. from the
northwest comer of proposed parcel 2. Roofrunoff from proposed Parcel 2 will be
directed to the curb on Commercial Ave. via a 4" weep hole. Parcell will continue to
disperse roof runoff on-site, and drain via overland flow to the existing roadside ditch.
Power to existing Parcell is provided from a power pole at the southwest comer
of proposed Parcel 2. Power could be provided easily to Parcel 2 with an additional
overhead line. Cable is connected to Parcell from the same power pole. Phone lines
into Parcell are via an overhead line from a utility"pole across 3200 street. Parcel 2 could
also connect to these services via overhead lines from the same utility poles.
The zoning is LDR - Low Density Residential. This correlates with the Metro
Plan Designation of Low Density Residential. The site is not in a flood zone per FEMA
maps, and is not located near a watercourse, or riparian area. The site is within the 5-10
year well protection zone. The site is currently and will remain residential; there will be
no dumping of hazardous material on site. The soil type is Chapman-Urban Land
Complex, and has a water table greater than 6 feet from the surfuce.
