I, Along the entire length of 32nd street, there are no improvements other than street pavement. To require me to improve my portion of 32nd to the standard of commercial street is well above and beyond the level of improvement of32nd, and is unreasonable, 2. There are only two additional lots along north 32nd with sufficient square footage to allow a lot partition, So, even if these owners were to improve their frontage with these improvements, the vast majority of32nd will not be improved until the City of Springfield improves the entire street. I can't see this happening for quite some time. ' 3. The cost of these improvements is prohibitive. Ballpark estimates are along the lines of$250- 300/linear foot, and, with my 82 feet of frontage, costs would be in the neighborhood of$20- 25,000, 4. The City of Springfield set a precedent in not requiring these improvements when they allowed the development of the property located at 57th and A streets (Soren Meadows subdivision, SUB 2006-00007), The developers of this property were required to improve the frontage along 'A' street with curb, gutter, and sidewalk, to match the rest of the street, but were NOT required to continue those improvements around the comer along 57th street (a street with minimal improvements, much the same as 32nd street). They were required, however to sign an improvement agreement. In addition, the City of Springfield desires to have infill development, of which my proposed partition is a good example. I am asking for you to be reasonable, and to follow your precedent, in not requiring these improvements along 32nd street.
