The property to be partitioned is located at 694 North 32nd street, Springfield,
Oregon, Tax map 17-02-31-21, Lot 1600. The p'''l^'sal is to divide the property into
two parcels. Parcell will include the existing single family residence, and will continue
fronting 32nd Street. Parcell will have an area greater 6,000 sq ft, and is located on the
comer of32nd St. and Commercial Ave., and therefore, could be a duplex lot. Parcel2
will front Commercial Street. The existing residential structure on Parcel I will meet
setback requirements on all four property lines, including a minimum lOft backyard
setback.
The existing residential structure is currently serviced by SUB water and electric,
and City sanitary and stonn water. Proposed parcel 2 will be connected to the sanitary
sewer main that runs along the western boundary of the site. Parce12 will connect to
water service via the 6" water main that runs along Commercial Ave., on the north side of
the proposed parcel. There is an existing fire hydrant, across commercial Ave. from the
northwest comer of proposed parcel 2. Roofrunoff from proposed Parcel 2 will be
directed to the curb on Commercial Ave. via a 4" weep hole. Parcell will continue to
disperse roof runoff on-site, and drain via overland flow to the existing roadside ditch.
Power to existing Parcell is provided from a power pole at the southwest comer
of proposed Parcel 2. Power could be provided easily to Parcel 2 with an additional
overhead line. Cable is connected to Parcell from the same power pole. Phone lines
into Parcell are via an overhead line from a utility pole across 3200 street. Parcel 2 could
also connect to these services via overhead lines from the same utility po les.
The zoning is LDR - Low Density Residential. This correlates with the Metro
Plan Designation of Low Density Residential. The site is not in a flood zone per FEMA
maps, and is not located near a watercourse, or riparian area. The site is within the 5-10
year well protection zone. The site is currently and will remain residential; there will be
no dumping ofhazardollS material on site. The soil type is Chapman-Urban Land
Complex, and has a water table greater than 6 fuet from the surf3ce.

Trustee and Ironwood Acquisitions, Inc., hereinafter called the second party;

RECITALS: Richard C. George and April P. George, as grantors, executed and delivered to: David A. Kubat, as trustee, for
the benefit of West em Sunrise alkJa Crossland Mortgagc Corp. nka Wells Fargo Bank, N.A., as beneficiary, a trust deed dated
07/29/98, duly recorded on 08/18198 in the mortgage records of Lane County, Oregon in 98-65485 Reel: 2454. In the trust deed, the
real p'"P"', described below ("Property") was conveyed by the grantor to the trustee to secure, among other things, the perfonnance
of the grantor's obligations to the beneficiary. The grantor thereafter defaulted in the pcrfonnance of those obligations and such
default(s) still existed at the time of the trustee's sale ofthe Property described below.
Because of the default(s), the record beneficiary under the trust deed or its predecessor declared all sums secured by the
trust deed immediately due and owing; therefore, a Notice of Default, containing an election to sell the Property and to foreclose the
trust deed by advertisement and sale to satisfY grantor's obligations owed to the beneficiary was recorded in the mortgage recOIns of

After recording the Notice of Default, the trustee gave notice of the time for and place ofsalc of the Property as required by
law; copies of the Trustee's Notiee of Sale were served pursuant to ORCP W.(2) and 7D.(3) Jl!: mailed by both first class and
certified mail with retmn receipt requested to the last known address of the persons or their legal representatives, if any, named in
ORS 86.740(1) and (2)(a), at least 120 days before the date the Property was sold, and the Trustee's Notice of Sale was mailed by
first class and certified mail with return receipt requested, to the last-known address of the guardian, conservator or administrator or
executor of any person named in ORS 86.740( I), promptly after the trustee received knowledge of the disability, insanity or death of
any such person; the Trustee's Notice orSalc was seJVed upon occupants of the Property in the manner in which a summons is served
pursuant to ORCP 7D.(2) and W.(3) at least 120 days before the date the Property was sold, pursuant to ORS 86.750(1). If the
foreclosure was stayed and released from stay, copies ofan Amended Notice of Sale in the fonn required by ORS 86.755(6) were
mailed within thirty days after release from stay by registered or certified mail to the last-known address of those persons listed in
ORS 86.740 and 86.750(1) and any person requesting notice who was present at the time and place set for the sale whicb was stayed.
Further, the trustee published a copy of the Trustee's Notice of Sale in a newspaper of general circulation in each county in which the
Property is located, once a week for four successive weeks; the last publication of Notice of Trustee's Sale occurred more than twenty
days prior to the date of sale . The mailing. service and publication of the Trustee's Notice of Sale are evidenced by one or more
affidavits or proofs of service duly recorded prior to the date of sale in the official records of the county in which the Property is
located.
