The percolation test from the property to the north may be acceptable if the engineer that sealed that study is willing to also approve its use for this property. . Provide a cross section and plan view showing the portion of jon's lane that will be constructed as part of this development. Also show all easements associated with the construction and operation of Jon's Lane. . The Site Assessment plan and Tentative Land Division both show a wastewater connection from the existing home fronting 57th St to the existing sewer in 57th St. It is unclear if the property cu~rently has a stub out to the back of sidewalk or if one is proposed to be constructed. In addition, the sewer manhole that is shown where the connection from the existing home intercepts the sewer line cannot be located in the field. This street is currently under county jurisdiction and will require their approval for any work to be done in it. In addition this street appears to be of recent construction and is in good repair. It is unlikely that a permit will be granted to allow construction within the street that will disrupt the existing surface. . The site currently has two driveways onto 57th st that serve the property. One of ,these will need to be demolished and vertical curb and gutter put in place of the driveway ramp. ' . Springfield Development Code Section 5.4- 105'and Oregon, Revised Statutes 227.178 require the City take.final action on a limited land use decision within 120 days after the application is deemed complete. The 120-day processing period for this application begins when all the missing information is submitted or when you request that the City proceed without the information.
