Conditions of Approval:
The segment of public street extending south from South 57th Place, and located between Cinder Street and .
South 58th Street, shall be named .obsidian Avenue on the Phase 6 Final Plat.

5. Concurrent with submittal of the Public Improvement Project plans, the developer shall prepare and submit
a comprehensive street tree plan describing the location and species of proposed street trees. This plan will
be used as the basis for a street tree performance bond as residential development proceeds in the
subdivision phases over the next several years.
Prior to approval of the Final Plat for Phase 8, the developer shall install the paved pedestrian accessway
(shown in the detail on. Sheet 3) within the easement between Lots 293 and 294, and between Lots 285 and

7. The grading interface between the sidewalk along the west side.of South 57th Street and the future public
park area shall be revised to match the elevation of the park landscaping surface with the sidewalk. The
grading adjustment shall not create more than a I % cross-fall grade across the park surface to the wetland
area along the western edge. Details .of the park and adjacent sidewalk grading shall be provided on the
final 'engineering plans for Phase 6.
Prior to approval of th.e Final Plat for Phase 6, the entire north wetland and park area shall be included on
the Phase 6 subdivision plan and delineated as a separate parcel/tract. .
Prior to approval of the Final Plat, the developer shall prepare and execute a dedication and transfer
agreement for the north wetland and park tract in favor of Willamalane Park & Recreation District. The
deed for this property shall be transferred to Willamalane Park & Recreation District in accordance with this
agreement.
10. Prior to approval of the Final Plat, the developer shall install a lO-foot wide paved pedestrian accessway
connecting Pumice Place and South 57th Place within the public utility easement between Lots 230 and 231,
and between Lot 211 and the stormwater outfalL T1ie pedestrian accessway shall be combined with the
proposed 15-foot stormwater outfall access driveway for the portion along. the north boundary of Lot 211.
The entire length of the combined pedestrian and storm water access driveway shall be paved.

12. Portions of Cinder Street, Pumice Place; Mica Street, South 58th Street and South 57th Place that have 28- .

14. The Fire Department turnaround at the south end of South 57th Street shall have appropriate "No Parking-
Fire Lane" signage posted in accordance with SUFC 901.4.5.

15. The pedestrian accessway and stormwater outfall driveway access between Pumice Place and South 57th
Place shall be installed within a separate, dedicated public right-of-way and not part of the tract dedicated to
Willamalane Park & Recreation District.
~\ 16. Prior to approval of the Final Plat for'Phase 6, the developer shall provide copies of the proposed drainage
~ and access easement documents affecting the north park and wetland area.
.II 17: The developer shall provide a stub for water, electrical and sanitary sewer to the back of sidewalk within the
~ north public park that is to be dedicated to Willamalane Park & Recreation District.

18. Prior to approval of the Final Plat, a Geotechnical Repor.t shall be 'provided for all home building.sites
identifYing the specific s,oils with a recommendation for the foundation. Fill placed on residential lots shall
, be documented in the building pad area. The Geotechnical Report shall clarifY which residential lots require
further geotechnical investigation and reporting prior to building permit issuance.

19. Access to subdivision lots in Jasper Meadows Phases'6, 7 and 8 shall be restricted to one dJjveway per lot
except where duplex units are permitted and duplexes are built, or as otherwise granted by the Public Works
Department under permit.
