Vicinity Map
The name, location, and dimensions of all existing site
'features including buildings, curb cuts, trees, and
impervious surface areas, clearly indicating what is
remaining and what is being removed. For existing
structures to remain, also indicate present use and
required setbacks from proposed property lines
The name, location, dimensions, direction of flow and
top of bank of all watercourses and required riparian
setback that are shown on the Water Quality Limited
Watercourse Map on file in the qevelopment Services
Department
The lOO-year floodplain and floodway boundaries on
the site, as specified in the latest adopted FEMA Flood
Insurance Rate Maps or FEMA approved Letter of Map
Amendment or Letter of Map Revision
The Time of Travel Zones, as specified in SDC 3.3-200
and delineated on the Wellhead Protection Areas Map
on file in the Development Services Department
Physical features including, but not I'imited to trees 5"
in diameter or greater when measured 4 V2 feet above
the ground, significant clusters of trees and shrubs,
riparian areas, wetlands and rock outcroppings
Soil types and water table information as mapped and
specified in the Soils Survey of Lane County. A
Geotechnical Report prepared by an Engineer must be
submitted concurrently if the Soils Survey indicates
the proposed development area has unstable soils
and/or a high water table

1. The note for the mailbox locations appears to be misplaced. No locations shown for
power distributions for each parcel. 'No other dry utilities labeled or hookup
locations shown.
2. A specific planting plan for the bioswale needs to be prepared listing plants per the
City of Portland ,Stormwater Management Manual
3. Land division map needs bearings on all property lines
Additional comments not related to the completeness of the application:
. This parcel currently has a development agreement for curb, gutter, sidewalk,
sanitary sewer, storm sewer, street lighting, and streets trees. As the opposite
side of North A street has 2/3 improvements in place, this development appears
to fall under this agreement and as such these improvements should be
, undertaken has part of this development. This will require a Public Improvement
Permit for the full width improvement along the frontage of this lot.
