RE: 788 So. 72nd - Preliminary Site soil report - Job #31-09
As you requested, a preliminary soils inspection was performed at the above location by site visual
inspection and research using the Soil Survey of Lane County.
The site is situated on a sloped lot. The residence is two stories with a tall crawl space that was
constructed in 2004/2005. The soils in this area are silty clay loarns over clay or cobbley clay over
weathered bedrock. At time of site preparation for the construction of the residence, the contractor was
instructed by this office to install perimeter footing drainage in addition to the compacted crushed rock
over the clayey soil, to divert water away from the foundation to maintain the moisture content of the
clay soil over time. The drainage was not installed as instructed by this office. Due to the lack of
drainage, the clay soil is experiencing seasonal shrink/swell, causing the structure to 'move' with the
seasons. Installation of piers to adequate native bearing soils has been recommended by this office to
support the north, downslope portion of the structure that is showing signs of settlement to off of the
unsuitable surface conditions. The repair plan is attached to this report.
The piers will be completely laterally supported throughout their length by the existing soils, and is an
adequate repair for this structure in this region. It is anticipated that there will be no significant induced
lateral loading to the piers for this installation, when installed as per plan.
There are no extraordinary ground water, frost depth, and corrosive soil conditions for this installation.
This report is limited to site soils inspection related to soils and fill in regard to soil conditions at the
above address.
