Design & Cont. 2061 Harris Eugene, OR 97405 Subject: Occupancy Inspection at 1485 Market Street, Springfield, Oregon. Proposed Use: Credit Agency Dear Mr. Hawes, At your request, the Community Services DivisionlBuilding Safety conducted an inspection ofthe building at the above address. The purpose of the inspection was to determine the suitability of the building for the proposed use as indicated. Based on the proposed occupancy, the existing conditions which are mentioned below do not meet the minimum Building Safety Code requirements. Corrective measures must be taken prior to occupancy to install, repair, replace or modify the following items in order for the building to conform to applicable safety codes: Fire and Life Safety . One 2A-I 0 Ib fire extinguisher is required for every 3000 square feet of floor area. Fire extinguishers should be wall mounted four feet above the floor. Please coordinate location with the City Fire Marshal. Accessibility The State Of Oregon requires that twenty five percent of the projects cost shall be designated to the removal of architectural barriers. In choosing which accessible elements to provide, priority shall be given to those elements that will provide the greatest access. Elements shall be provided in the following order: 1. Parking 2. An accessible entrance 3. An accessible route to the altered area i -- . . Occupancy Inspection 1485 Market Street July 3, 1996 Page 2 4. At least one accessible restroom for each sex or a single unisex restroom 5. Accessible telephones 6. Accessible drinking fountains 7. When possible, additional accessible elements such as storage and alarms Plumbing . All plumbing installations, additions or alterations to the existing plumbing system require plumbing permits and inspections. . To prevent the entrance of sewer gas into the structure, all unused plumbing connections shall be properly plugged or capped. Mechanical Submit plans to our office for review of the addition, alteration or repair you are making to the existing mechanical system. Once your plans have been reviewed and approved, a permit will be required to be obtained and any required inspections requested and inspected. Planning Any time a business expands by less than 10,000 square feet or 50 percent, or changes use, minimum development standards must be met. In order to comply with the minimum development standards the following improvements must be met prior to the approved change in use: I. Re-stripe the parking spaces in the lot for at least 14 parking spaces. (An office requires a minimum of one parking space for each 300 square feet of gross floor area). Concrete wheel stops must be installed where parking spaces abut sidewalks, buildings or landscaping. 2. A minimum development standards application should be completed which shows the required improvements. I have enclosed a no fee application for your use. Permits must be obtained for the above items which involve repairs or modifications to the structural, electrical, plumbing or mechanical systems of the building and for any additions or revisions you wish to make to the building.
