Design Concept
The site is located in the City of Springfield urban growth boundary. Bioswales and other stormwater manalJement areas will be planted with a mix of evergreen and deciduous
shrubs, sedges, and rushes suited for wet conditions. Living plantings shall achieve 90% coverage of required landscaped areas (excluding tree canopies), within 3 years of
installation. Plantings of native species and plant communities shall achieve 90% coverage within 5 years of installation.
Material Qualities and Specifications
Plants will be selected from the Plant List and will include deciduous trees, deciduous and evergreen shrubs, grasses, sedges, rushes and perennials. Native species as well as
non-native species which are adapted to site growing conditions will be used.
Tree Plantings
Trees keyed in the legend will be planted throughout the site in the quantities shown on the drawing. Sizes will vary except where noted on the plan. All tree plantings required
by Springfield Development Code will be miimum 2" caliper at the time of planting.
Street Trees
Trees shown to be planted within the R.O.W. will be considered street trees and will be planted in accordance withSDC requirements. All trees shown will a minmum 2" caliper.

Design Concept
Irrigation system will be designed and constructed to be as efficient in terms of water usage as possible. It will use water-conserving low gallon pop-up spray heads. A
separate, private water meter may be installed to measure site water specifically used for irrigation. Irrigation water does not impace the metro wastewater system and fees
charged to that effect for irrigation water may be reduced or eliminated by individual monitoring.
